Can you really collect rent online for free? Sort of. Here's every option — from Venmo to dedicated landlord platforms — with the real costs, hidden fees, and which one is actually free.

The Truth About 'Free' Rent Collection

Every platform that advertises free rent collection makes money somewhere. ACH transfers are usually free for landlords but the platform charges tenants. Or ACH is free but card payments are 2.9% + processing. Or the base platform is free but the features you actually need cost $10–$15/month. Understanding where each platform monetizes helps you find the option that's actually free for your situation.

Option 1: Zelle or Venmo (Genuinely Free, With Big Tradeoffs)

Zelle and Venmo charge nothing for ACH transfers. If your tenant pays via bank transfer, there are literally no fees. But: no automatic late fees, no payment history ledger, no receipts that format for tax purposes, no tenant portal, no automatic reminders, no way to dispute a "payment received" vs "payment not received." For one unit where you trust the tenant completely: fine. For anyone running a real rental business: not adequate.

Option 2: PayPal (Watch the Business Account Fees)

PayPal personal accounts can send/receive money. But if you're using it for business (which collecting rent is), PayPal may classify it as a business transaction — triggering their 2.9% + $0.30 fee. Also: PayPal has disputed several landlord accounts for accepting large regular payments without a business account. Not a reliable solution for rent collection.

Option 3: TurboTenant Free Plan

TurboTenant's free plan includes ACH rent collection with no landlord fee. Tenants pay processing fees for card payments (3.49%). ACH is genuinely free for both parties on the basic plan. Limitation: no AI features, no integrated screening, basic ledger. Best free option if you want zero cost and don't need AI.

Option 4: Innago (Free, No Unit Cap)

Innago's rent collection is free with no unit cap. ACH transfers are free. Card payments charge tenant-side fees. The platform is entirely free — no catch. Older interface, no AI, but genuinely free for landlords. Good option for large portfolio landlords who want zero cost.

Option 5: Apartments.com (Free Tier Has Limits)

Apartments.com's basic tier allows rent collection, but ACH is technically free while the full landlord dashboard costs $4/month. Card payments charge tenants 2.99%. Absorbed former Cozy users. Good listing distribution but rent collection is secondary to their listing business.

Option 6: VerticalRent (Free Plan + $2 Flat)

VerticalRent's free plan (1 unit) includes rent collection for $2 per payment — flat fee, no percentage. Not technically "free" per transaction, but $2 is the closest thing to free in the market for a landlord platform with AI features. On a $1,500 rent payment, $2 is 0.13%. Compare to TurboTenant's tenant-side card fee of $52.35 on the same payment.
