Selling a house is complex and takes a long time and it can be harder than buying a house in the first place. This is why we have some handy tips to help you help your home this summer.

 

1. Agent or no agent?

 

The decision you will want to make first is whether you want to list your home with and agent or don’t list it with an agent. Most of us will choose to list with an agent to take the stress out of moving home and advertising our house, however the drawback here is that the agent will get a commission from the sale and you won’t get the whole profit from the home. It is important here to think about the possibility of selling privately as you will be in total control.

 

2. Don’t take pricing to heart

 

When selling your home you will need to know how much to sell it for, and this is where a Home evaluator will come in handy. A home evaluator will tell you how much your Home is worth in the current market based on others in the area. However if you think the price is too low this isn’t a be all and end all. You can still choose your own listing price to suit you.

 

3. Kerb appeal
 

The front of the house will be the title image that people see when searching for a home and it will also be what they see if they drive by to take a look. Make sure that the front of your home looks appealing and friendly. Place a hanging basket of flowers outside the house, trim the trees and mow the lawn. Make sure the front looks great to attract attention

 

4. De-clutter

 

To sell your home you will need to have photos of the house and also have people visit the house. Make sure that no matter what you do, you de-clutter the space and make it feel clean. People will be put off by mess and also it will make it harder for them to envision their own life here.

 

5. The little things

 

The little things really do make a big difference to the selling of the home. Things such as a reed diffuser in the living room, some cookies sitting in the kitchen or a vase of flowers in the dining room. All of these things make an impact on the home and should be used to your advantage when selling.

 

6. Be friendly

 

When people come to view your home they might have questions, and to increase your chances of a sale you need to be friendly and happy to listen to their questions. The better you are at talking to your viewers, the more they will like you and your home.
