There are simple steps you can take to protect your investment, which will also protect your tenants. Read on to see what changes you can make to avoid a break-in.

Replacing Locks and Keys

An important step not to be missed is changing out locks and keys. When a tenant moves out, take time to replace the locks and have new keys created for the new tenant. This includes any garage locks, front and rear entries, etc. By changing out the locks, you can ensure that no one returns to the property and does harm to your new tenants. With property management software in place, you can easily be alerted to when an apartment is empty so that the lock changing process can begin.

Illumination

A dark home is one that is enticing to a criminal. If the area is dark around a home, a criminal is more likely to choose that location for a break-in. As the property owner, take time to add in motion-activated floodlights with LED illumination for maximum protection. This type of lighting will remove any dark areas that might be present.

Adding in landscaping lighting can also be helpful. When installed in the right areas, landscape lighting can make it appear as if someone is home. When tenants are going away on vacation, be sure to ask them to leave a light on or a radio so that the home appears occupied.

Renter’s Insurance

The insurance policy held by the landlord is not one that covers the tenant’s items in the event of a break-in. Tenants need to have their own renter’s insurance to cover an incident if it were to occur. Rental insurance is quite affordable, usually around $10 to $20 a month. The insurance will cover belongings that are stolen during a break-in, if a fire occurs, etc.
